Exploring Avenues for Growth and Development
Our Property Consultants are dedicated to guiding you towards your ideal property investment in Dubai, ensuring a seamless and tailored experience.
Business Bay, a Central Business District (CBD) in the center of Dubai, is a bustling center for both locals and enterprises. It also acts as a nurturing ground for national and international companies that have settled in Dubai. It is understandable why Business Bay is the most popular area in town given its prime location next to the Dubai International Financial Center (DIFC), the largest canal project, and the world's tallest skyscraper, the Burj Khalifa.
Business Bay is frequently likened to Manhattan in New York City, which is one of the most sought-after and esteemed locations for both residents and foreigners to live and work.
About 22.1 percent of the area, or 46.9 million square feet, is made up of residential buildings, and the remaining 18.5% is reserved for commercial usage. However, the remaining 59.4% is intended for mixed use. Business Bay's off-plan constructions are a profitable investment because of its good location and high demand. When it comes to newly constructed structures, there is a constant flow of quick development because of the demand that draws inhabitants and businesses to the area.
Dubai's growth rate is one of the fastest in the region, ranging from 5 to 7 percent annually.
Business Bay, located south of Downtown Dubai, is bordered by Al Quoz and Dubai Design District. It enjoys easy access to key areas like DIFC and Jumeirah Beach, with Sheikh Zayed Road (E11) to the north and Al Khail Road (E44) to the south. Dubai International Airport is only 15 minutes away via E11.
A notable landmark in the district is The Opus skyscraper by Omniyat, completed in 2020. Designed by the renowned architect Zaha Hadid, it features mirrored facades surrounding a distinctive central void. Illuminated at night, The Opus boasts a futuristic aesthetic. This mixed-use building includes restaurants, hotel rooms, private residences, and office spaces for rent. Hadid, the first female architect to receive the Pritzker Prize and the Order of the British Empire from Queen Elizabeth II, leaves her legacy through this iconic structure.
Although there are not so many ‘tourist’ attractions in Business Bay itself, from here one can reach Dubai’s main attractions located in Downtown Dubai:
• The Burj Khalifa
the tallest building in the world offering stunning views of the whole of Dubai.
• The Dubai Fountain
the largest singing fountain on the planet.
• Dubai Opera
an incredible performing arts center in Dubai’s maritime history.
• The Dubai Mall
the world’s largest shopping and entertainment complex
• Souk Al Bahar
a shopping center designed as a traditional old Arabia market.
