Sheikh Khaled Unveils First Phase of Abu Dhabi’s $844 Million North Bani Yas Residential Development.

His Highness Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, the Crown Prince of Abu Dhabi and Chairman of the Abu Dhabi Executive Council, has officially opened the first phase of the North Bani Yas housing endeavor. This initial stage comprises 1,365 new villas designated for UAE Nationals, with an estimated worth of AED3.1 billion ($844 million). Covering an expanse of 3.1 square kilometers, this project aligns with the directives of His Highness Sheikh Mohamed bin Zayed Al Nahyan, President of the UAE.

Naming the Al Mizn Neighborhood

Additionally, His Highness Sheikh Khaled bin Mohamed bin Zayed Al Nahyan christened the broader venture as the Al Mizn Neighborhood. Encompassing an area of 9.06 square kilometers, the entire development will feature 3,453 new villas, blending modern aesthetics with Emirati heritage. The total investment for this endeavor is approximately AED9.3 billion ($2.53 billion).

Villas and Facilities

The villas, ranging from five to six bedrooms, occupy spaces between 425 and 602 square meters per unit, nestled on plots of 1,080 square meters each. The inaugural phase presents 12 architectural facades, with 820 villas embracing traditional aesthetics and 545 villas boasting contemporary designs. Furthermore, the project includes 17 parks and recreational zones, a school, five commercial complexes, 15.5 kilometers of cycling paths, and 89.48 kilometers of pedestrian walkways.

Enhanced Living Standards for Citizens

His Highness emphasized that the Al Mizn Neighborhood, alongside other housing endeavors throughout Abu Dhabi, underscores the leadership's dedication to constructing cohesive communities equipped with essential amenities to cater to the needs of Emirati families, thereby enhancing their quality of life. This project aims to foster a nurturing environment that contributes to the nation's advancement across various key sectors.
 

Project Oversight and Achievements

During his visit, His Highness reviewed project updates, including construction specifications and the villa designs, which are tailored to meet the requirements of Emirati families and promote an integrated, contemporary urban environment in line with sustainable development principles. The project is under the supervision of the Abu Dhabi Housing Authority (ADHA), which has played a pivotal role in the development of government housing for UAE Nationals since its establishment in 2012. The authority has facilitated the allocation of over 40,000 residential plots, completed more than 16,000 houses, and approved over 49,000 housing loans. Additionally, over 4,000 citizens have benefited from housing loan exemptions, totaling more than AED149 billion.
